For professionals

One page per client, with your name on it and the official figures underneath.

Relocation firms, buying agents, local agencies and law firms send their clients a Verithic page: the towns they are weighing, side by side, every figure from a public register with its date. In the pilot version the page carries your name, the exact address the client is looking at, and a dated record of what it showed.

How it works

  1. 1

Pick the towns and the lens.

Buyer, seller or relocation. Any town near Barcelona or in the Madrid region, up to seven on one page.

  2. 2

    Send the link.

The free version says "Figures by Verithic" and works on any phone. Your client moves the sliders, taps a figure and sees where it comes from and when we read it.

  3. 3

    Switch to the pilot.

Your name at the top instead of ours, the address block for the home in question, a dated record, and an alert when a rule changes in that town. The first pilot page for a real client is on us. From the second page on it is a paid service; we tell you the price before you ask for it.

What the address block reads, in seconds

  • Cadastre: parcel reference, units in the building, built surface, year built.
  • Energy certificate: the register entry for that building (ICAEN in Catalonia; the Comunidad de Madrid register).
  • Transfer tax on the price you enter, under the rules in force (Catalonia by bands; Madrid at its general rate). The legal base is the higher of the price and the Cadastre's reference value, which only the owner can look up; a new build pays VAT instead.
  • Non-resident income tax for an owner who does not rent the home out, from the cadastral value.
  • Flood zone and broadband coverage: being switched on; the page says “pending” until they are, never a guess.

The dated record

When you issue a pilot page, Verithic takes a fingerprint of the data it served that day and has it stamped by a public time-stamping authority (RFC 3161) and by OpenTimestamps. Your client, or anyone, can download the snapshot and the proofs and check them without Verithic. It proves what the page showed on that date. It does not certify the figures and it is not a qualified eIDAS seal.

What we do not do

  • We never move the source lines. Every figure keeps its register, period and read date, folded under the page.
  • We never estimate. If a register publishes nothing for a town, the page shows the gap.
  • We never touch the nota simple. The address of a client's home, tied to your name and a date, is personal data and we treat it as such: it lives only in that page and its record, under a data-processing agreement with you.
  • We never sell positions. No agency or developer pays to rank higher.
  • We measure page views only: how many times the page was opened and which tab.

Who it is for

Relocation consultants comparing towns for an arriving family. Buying agents who need the registered price next to the asking price. Agencies that want a serious document for a seller. Law firms that handle purchases for non-residents and want the taxes on the exact home.
