The 10 towns in Madrid with the best price for their distance to Sol
The minutes are by car because we do not yet have the Metro timetables. This page tells you which towns in Madrid have no other town that is both closer to the Puerta del Sol and cheaper.
Of 123 towns with a price and minutes, 10 are on the frontier: no other town wins on both figures at once. The closest to the Puerta del Sol is Pozuelo de Alarcón (19 min by car; buying at 4,735 €/m²) and the cheapest is Fuentidueña de Tajo (50 min; buying at 562 €/m²). Pozuelo de Alarcón is the closest, but also the most expensive of the 10.

How it is calculated
All 166 towns of the Community of Madrid with a page take part, except Madrid city, the destination. Two figures for each. Town A beats town B if it has the same or fewer minutes and the same or lower €/m², and is better on at least one. The frontier is every town nobody beats.
Purchase price: Datos procedentes del Portal Estadístico del Notariado (https://penotariado.com/inmobiliario/), titularidad del Consejo General del Notariado y gestionado por el Centro Tecnológico del Notariado. It is the €/m² of resale homes sold, latest 12 months available, published on 2026-09-24. Read on 12 Oct 2026.
Minutes: by car, no traffic, from each town's administrative centre to Sol. OpenStreetMap (ODbL) + own OSRM, by car, no live traffic (OpenStreetMap extract of 2026-10-12). They are not public-transport minutes: the Madrid Metro timetables are missing (the Transport Consortium publishes them only up to 27/05/2026) and we do not calculate minutes from expired timetables.
Minimum to take part: 20 sales with a price in the period. With fewer, the Notaries give no figure and a handful of sales would move the average. This month 43 of 166 are left out: no price figure with a large enough sample.
One edition per month of reading. This is October 2026: 123 towns compared.
