How it is calculated
Each city has its own frontier, worked out separately with the rule of the monthly editions: a town is on the frontier if no other town in its city has both the same or fewer minutes and the same or lower €/m², and is better on at least one. Both are drawn on the same chart; their towns are not ranked together.
Barcelona: 114 of 123 towns compared (Barcelona city is the destination). Price: Generalitat de Catalunya, Secretaria d'Habitatge — compravendes registrades, resale homes, Jul 2025-Jun 2026, read on 11 Oct 2026; minimum 30 sales. Minutes by car with no traffic from the Cap de municipi to Plaça Catalunya.
Madrid: 126 of 169 towns compared (Madrid city is the destination). Price: Datos procedentes del Portal Estadístico del Notariado (https://penotariado.com/inmobiliario/), titularidad del Consejo General del Notariado y gestionado por el Centro Tecnológico del Notariado. Resale homes, latest 12 months available, published on 24 Sept 2026, read on 12 Oct 2026; minimum 20 sales with a price. Minutes by car with no traffic from the administrative centre to Sol.
The two sources are not the same. In Barcelona they are the registered sales published by the Generalitat; in Madrid, the deeds signed before a notary published by the Notaries. The two 12-month periods do not match, and neither does the minimum number of sales (30 and 20). So every figure stays with its city and its source, and no Barcelona town is ranked above or below a Madrid one.
Minutes for both cities: OSRM over OpenStreetMap (© OpenStreetMap contributors, ODbL), calculated by Verithic, no traffic.
