Buying in Castelldefels from abroad. What homes really sold for, and what they cost to keep.
What a buying agent would show a client from abroad if all they could use were the official registers. Castelldefels first, with Gavà and Sitges either side.

The essentials
- Registered price of used homes in Castelldefels, Jul 2025 to Jun 2026: €5,041 per built m². The typical home sold was €432,709 for 90 m².
- Price per m² is up 87% between 2015 and 2025, the fastest rise of the three towns.
- Property tax (IBI) on an average home: €613 a year. Transfer tax on that typical home: €43,271, at the 10% band.
Pick a town and we'll send you its report.
The property tax on an average home, the real price per m², minutes to Barcelona and how it compares with its neighbours.
Castelldefels sits between its two coastal neighbours on price. Per m² it costs 25% more than Gavà, and Sitges costs 14% more than it, and the typical home sold there is €74,963 dearer than in Gavà and €135,434 cheaper than in Sitges. It is also the town whose residents are happiest to live in it, and the one with the quickest public transport journey into Barcelona.
The reason for the middle position is in the other lines. Gavà has the hospital on its doorstep (1.2 km) and the beach 60 minutes' walk from the centre. Sitges has the beach 3 minutes away on foot and a journey of 57 minutes against 34 from Castelldefels. Castelldefels has a little of each. These are registered sales, tax ordinances and timetables, each with its source and the date we read it. Tap a town's name for the full sheet.
Town by town
- Castelldefels
Price per m²: €5,041 · typical home sold: €432,709 (90 m², 660 sales) · Rise since 2015: +87% · Property tax on an average home: €613 a year, at 0.435% · cadastral values last revised: 2006 · By car without traffic: 28 min to plaça Catalunya, 17 min to the airport · Door to door by public transport: 34 min to central Barcelona on a direct Rodalies train (7.5 trains an hour between 7 and 9), 31 min to the airport with one change · International school: The British School of Barcelona, in the town, fees from €6,700 a year · Hospital: 4.8 km (Hospital de Viladecans) · beach: 28 min on foot from the town centre · Residents satisfied: 91.3% (401 interviews) · say it has got worse: 25.7% · Tourist flats: 0.54 per 100 residents · foreign residents: 24.2%. Fast to the city, the most satisfied residents and the lowest IBI rate of the three. The catch is the price curve: nearly doubled in ten years, so you are buying after the rise.
- Gavà
Price per m²: €4,032 · typical home sold: €357,746 (84 m², 395 sales) · Rise since 2015: +70% · Property tax on an average home: €612 a year, at 0.735% · cadastral values last revised: 2001 · By car without traffic: 26 min to plaça Catalunya, 15 min to the airport · Door to door by public transport: 37 min to central Barcelona on a direct Rodalies train (8 trains an hour between 7 and 9), 30 min to the airport with one change · International school: The British College of Gavà, in the town, fees from €9,390 a year · Hospital: 1.2 km (Hospital de Viladecans) · beach: 60 min on foot from the town centre · Residents satisfied: 84% (400 interviews) · say it has got worse: 29.3% · Tourist flats: 0.5 per 100 residents · foreign residents: 13.4%. The cheapest door of the three and the nearest hospital. The beach belongs to a different part of town, so where in Gavà you buy matters more than the town average.
- Sitges
Price per m²: €5,736 · typical home sold: €568,143 (104 m², 387 sales) · Rise since 2015: +42% · Property tax on an average home: €822 a year, at 0.53% · cadastral values last revised: 2013 · By car without traffic: 41 min to plaça Catalunya, 28 min to the airport · Door to door by public transport: 57 min to central Barcelona on a direct Rodalies train (5.5 trains an hour between 7 and 9), 50 min to the airport on a direct bus · International school: The British School of Barcelona Sitges, in the town, fees from €6,700 a year · Hospital: 4.0 km (Hospital Residència Sant Camil) · beach: 3 min on foot from the town centre · Residents satisfied: 84.8% (401 interviews) · say it has got worse: 58.3% · Tourist flats: 5.21 per 100 residents · foreign residents: 27.5%. Dearest, biggest homes, the sea at the end of the street. It also has nearly ten times the tourist flats of the other two, and more than half its residents say the town has got worse.
What the three share. All three have been rent-cap zones since March 2024 (declaration in force from 16 March 2024, for three years), and none is on the list the Catalan government has proposed to leave when the first declaration expires in March 2027. All three charge 30% municipal capital-gains tax (plusvalía) when you sell, and only if there is a gain. All three carry the top official flood level, 4 out of 4. That level is the highest found anywhere in the municipal area, and it says nothing about a specific house. In Castelldefels the river and torrent levels are both very high, so ask for the flood map of the plot itself.
€75,000 apart on the typical home, €1 apart on the property tax bill.
How we worked it out
Price per built m² and the typical used home sold (price and size) come from registered resale sales from Jul 2025 to Jun 2026; we give the number of sales because 387 and 660 are not the same evidence. The typical used home sold is neither one particular house nor a median: it is the average total price and the average built surface of all the resale homes sold in the period, as the Generalitat publishes them in its registered-sales statistics. Verithic copies them from the same sheet as the price per m², together with the number of sales, and neither computes them nor multiplies metres by price. New homes are not included. With few sales, a handful of big houses moves the average, which is why the number of sales sits beside it. The rise since 2015 compares the registered €/m² of 2015 and 2025, and is only shown when both years have 40 sales or more. IBI is Verithic's estimate for an average home: the 2026 rate times the average residential cadastral value. Car minutes are to plaça Catalunya and to airport Terminal 1 without traffic. Public transport is the median door-to-door trip from the town centre, leaving between 7 and 9, with waits and changes. Beach and hospital distances start from the town centre, so a home by the sea will be closer. The flood level is the highest of the five official INUNCAT types assigned to the municipality, on a scale from 0 to 4. The transfer tax example applies Decree-law 5/2025 to one price and leaves out reduced rates. Where a source publishes nothing, we show the gap instead of an estimate.
