  • The typical used home sold in Tiana in that period: €509,639 for 154 m². In Montgat, €333,874 for 95 m².
  • Registered rent in Tiana, 2025: €1,304 a month across 95 contracts.

Pick a town and we'll send you its report.

The property tax on an average home, the real price per m², minutes to Barcelona and how it compares with its neighbours.

A buyer who looks at Tiana before making an offer sees a price per m² of €3,781, sitting between Montgat and Alella, and a typical home of 154 m² that sold for just over half a million. That price comes from the sales registered at the land registry, so it is what people signed, not what the listings ask. The same buyer also sees that no bus or train runs direct to Barcelona between 7 and 9, and that on almost everything else the town does well.

They rarely look at Tiana alone. They set it next to Montgat, down on the coast with the train, and Alella, the dearer hillside next door. Badalona comes up too, but with 2,086 sales of 73 m² homes at €2,890 per m² it is another market, and it tells a buyer little about your house. Here is what the three towns look like on the same lines.

The three towns, same lines

  • Tiana

Price per m², Jul 2025 to Jun 2026: €3,781 · typical used home sold: €509,639 (154 m²) · 84 sales · Registered rent, 2025: €1,304 a month (95 contracts) · SERPAVI median, 2024: €1,086 · Property tax on an average home: €975 a year (rate 0.604%) · solar panels: 50% for 4 years · cadastral revision: 2006 · Plusvalía: 30% · rent-cap zone since March 2024 (in force from 16 March 2024), no change proposed · By car to plaça Catalunya: 25 min · public transport door to door: 50 min, bus and Rodalies with one change, no direct departure between 7 and 9 · International school: Hamelin-Laie International School (Montgat), 1.6 km, from €11,454 a year · hospital: 2.6 km (Hospital Germans Trias i Pujol) · beach: 29 min on foot · Satisfied: 88.9%; 26.5% say it has got worse (joint figure for the small towns of the Maresme, 148 interviews) · Tourist flats: 0.25 per 100 residents · foreign residents: 5.8% · empty homes: 4.4% (2021 census). The yearly series zigzags: €3,671 in 2023, €3,312 in 2024, €3,550 in 2025. With 41 to 71 sales a year, a handful of big houses moves the average, and a careful buyer knows that. Of the three towns, Tiana has the lowest property tax rate, the fewest tourist flats, the fewest foreign residents and the fewest empty homes. Its weak spot is the morning bus.

  • Montgat

Price per m², Jul 2025 to Jun 2026: €3,595 · typical used home sold: €333,874 (95 m²) · 104 sales · Registered rent, 2025: €1,130 a month (127 contracts) · SERPAVI median, 2024: €867 · Property tax on an average home: €685 a year (rate 0.66%) · solar panels: 15% for 2 years · cadastral revision: 2006 · Plusvalía: 30% · rent-cap zone since March 2024 (in force from 16 March 2024), no change proposed · By car to plaça Catalunya: 19 min · public transport door to door: 32 min, a direct Rodalies train, 7.5 departures an hour · International school: Hamelin-Laie International School, in the town itself · hospital: 3.1 km (Hospital Municipal de Badalona) · beach: 5 min on foot · Satisfied: 92.8%; 43.1% say it has got worse (407 interviews) · Tourist flats: 0.52 per 100 residents · foreign residents: 12.9% · empty homes: 7.4%. This is the buyer's alternative with a train and a beach at the end of the street. Homes are smaller, so the cheque is too. It also has the largest share of residents saying the town has got worse, 43.1% against 26.5% for Tiana, with the caveat that Tiana's figure is a joint one. Prices are up 67% since 2015.

  • Alella

Price per m², Jul 2025 to Jun 2026: €3,879 · typical used home sold: €653,926 (180 m²) · 90 sales · Registered rent, 2025: €1,465 a month (94 contracts) · SERPAVI median, 2024: €952 · Property tax on an average home: €1,363 a year (rate 0.745%) · solar panels: 50% for 2 years · cadastral revision: 2002 · Plusvalía: 30% · rent-cap zone since March 2024 (in force from 16 March 2024), no change proposed · By car to plaça Catalunya: 23 min · public transport door to door: 37 min, a direct bus, 6.5 departures an hour · International school: Hamelin-Laie International School (Montgat), 3.2 km, from €11,454 a year · hospital: 4.9 km (Hospital Germans Trias i Pujol) · beach: 28 min on foot · Satisfied: 93.1%; 30.4% say it has got worse (402 interviews) · Tourist flats: 1.4 per 100 residents · foreign residents: 13.6% · empty homes: 6.0%. Bigger houses and the most satisfied residents of the three. The average property tax bill is 40% higher than Tiana's. Prices are up 98% since 2015.

5% apart from Montgat per m², €176,000 apart per home.

How we worked it out

Price per built m², the typical used home sold (price and size) and the number of sales come from registered resale sales from Jul 2025 to Jun 2026. The typical used home sold is neither one particular house nor a median: it is the average total price and the average built surface of all the resale homes sold in the period, as the Generalitat publishes them in its registered-sales statistics. Verithic copies them from the same sheet as the price per m², together with the number of sales, and neither computes them nor multiplies metres by price. New homes are not included. With few sales, a handful of big houses moves the average, which is why the number of sales sits beside it. The rise since 2015 compares the registered €/m² of 2015 and 2025, and is only shown when both years have 40 sales or more; Tiana (34 sales in 2015) does not reach it, and there the sentence goes without a percentage. Rent is the average of contracts registered in 2025, shown with the number of contracts; SERPAVI is the median of leases declared to the tax office in 2024, a different source and year, so we show it beside the first and do not subtract one from the other. Property tax is Verithic's estimate for an average home: the 2026 rate times the average residential cadastral value. Public transport is door to door from the town centre to central Barcelona on the 2026 timetables, leaving between 7 and 9; departures count only direct services, which is why Tiana shows none. Car minutes are to plaça Catalunya without traffic. Satisfaction comes from the DIBAròmetre 2023-2024; for Tiana the survey publishes one joint figure for the small towns of the Maresme. Empty homes are those using almost no electricity all year, from the 2021 census (provisional INE data). Where a source publishes nothing, we show the gap.
